GerBnB — Terms of Service
Operator: Bolor khelterhii solutions LLC ("GerBnB", "we", "us", "our") State registration number: 7293673 Registered address: Ulaanbaatar, HUD 18 khoroo, 221, 17041, Mongolia Contact: contact@mail.gerbnb.mn · +976 94012654 Website: gerbnb.mn Effective date: 12 October 2026 Version: 0.6
1. Who we are and what these Terms cover
1.1. GerBnB operates an online platform (the "Platform") that connects independent Mongolian herder and nomadic-family hosts (each a "Host") with travellers who wish to book a stay in a traditional ger (each a "Guest"). The Platform is available at gerbnb.mn and related applications.
1.2. GerBnB is an intermediary, not an accommodation provider. We do not own, operate, manage, or control any ger, camp, or property. The stay itself is provided by the Host. The accommodation contract is formed directly between the Guest and the Host; GerBnB is not a party to it.
1.3. What we charge for. At booking, the Guest pays GerBnB a deposit online. The deposit is GerBnB's service fee (see §4). The Guest pays the rest of the Booking Total, the Host Price, directly to the Host at check-in. GerBnB never collects, holds, or pays out the Host Price.
1.4. By creating an account, listing a stay, or making a booking, you agree to these Terms of Service (the "Terms"), our Privacy Policy, and our Cookie & Consent Notice. If you do not agree, do not use the Platform.
1.5. These Terms apply to all users — Guests and Hosts alike. Section 5 adds terms that apply only to Guests; Section 6 adds terms that apply only to Hosts.
2. Eligibility and accounts
2.1. You must be at least 18 years old and able to enter into a binding contract under Mongolian law. The Platform is not directed to children.
2.2. You must provide accurate, current information when registering and keep it up to date. You are responsible for all activity under your account and for keeping your password secure. Notify us immediately at support@mail.gerbnb.mn of any unauthorised use.
2.3. One person may hold one account unless we agree otherwise in writing. We may refuse, suspend, or terminate an account at our discretion, including for breach of these Terms (see §10).
3. How the Platform works
3.1. Hosts publish listings describing their ger, location, available dates, pricing tier, and house conditions. Guests browse listings, request a booking for specific dates and a pricing tier, and pay the deposit through the Platform.
3.2. A booking is confirmed only when (a) the Host approves the request and (b) the deposit is successfully captured. Until both occur, no booking exists.
3.3. Camp location. To protect Host privacy, the public map shows only an approximate, deliberately offset location for each camp. The exact GPS coordinates are revealed only to a Guest with an upcoming or active booking, about 48 hours before arrival — shown in the app and sent by email or SMS (depending on the contact you have connected). GerBnB checks the camp location with the Host 48–72 hours before arrival (coordinator-mediated). If the camp has moved such that the Guest cannot reasonably reach it, the booking is treated as a Host cancellation under §7.4 and the deposit is refunded in full.
3.4. Bookings may be made more than 30 days in advance. The operating season for 2026 is 1 June – 30 September. Hosts may move camp, and amenities or activities tied to a different season may be unavailable for stays booked far ahead.
4. Price, deposit, and our service fee
4.1. The Host sets the amount they receive for each booked item, such as lodging, meals, and host pickup; the sum for a booking is the "Host Price". Before booking, the Platform shows the Guest the full price in ₮ after any discount (the "Booking Total"), including optional add-ons and getting-there help. Prices are displayed in Mongolian Tögrög (₮).
4.2. The deposit (our service fee). At booking, the Guest pays through the Platform a deposit (the "deposit") equal to the Booking Total minus the Host Price. Any discount reduces the deposit only, never the Host Price. The deposit secures the reservation and is GerBnB's service fee, except where §7 requires GerBnB to refund it or pay it to the Host. It is not a fixed percentage; the exact amount is shown at checkout before payment. Refunds and forfeiture are covered in §7.
4.3. The Host Price is paid directly to the Host. The Guest pays the Host Price directly to the Host at check-in, in cash or another method agreed with the Host. This payment is made outside the Platform. GerBnB does not collect, hold, process, or guarantee it and is not a party to it.
4.4. Deposit processing. The deposit is processed by our payment provider, Bonum, which supports QPay (bank QR) and cards (Visa/Mastercard and other card rails shown at checkout). Payment-provider or bank fees may apply and, where they do, are non-refundable. GerBnB does not store full card numbers.
4.5. You are responsible for any taxes applicable to your own use of the Platform. Hosts are responsible for declaring and paying tax on the hosting income they receive.
4.6. Getting-there help and host pickup (optional).
At checkout, where the listing offers it, a Guest may select a GerBnB getting-there help option and, separately where offered, host pickup. Getting-there help is optional paid assistance from GerBnB staff. It is not carriage, not a ticket, and not included in the Booking Total unless selected.
(a) Arrange myself. No GerBnB fee. The Guest plans and books their own travel. GerBnB does not research schedules, ticket offices, online purchase options, transfer timing, or drivers for that booking. Listing "How to get here" notes are general only and may be incomplete or outdated; the Guest verifies travel details. Booking the stay does not include UB city, hotel, or airport door pickup.
(b) Public transport info. A fixed GerBnB service fee (amount shown at checkout) for staff help with public train and/or bus planning for the Guest's booked stay, when the listing offers such routes. After booking dates and times are known, GerBnB will, on a reasonable-efforts basis: check published schedules for those dates; suggest a workable departure/arrival window; explain where to buy tickets (office or online when available); and answer route-confirmation questions toward the Host's area.
Not included: selling carriage; operating trains or buses; guaranteeing seats, availability, or on-time performance; buying tickets as an entitlement (any ticket-purchase help is discretionary and not owed); liability for missed connections, sold-out services, schedule changes, or carrier acts. Schedules can change; the Guest should verify day-of.
(c) Taxi matching. A fixed GerBnB service fee (amount shown at checkout) for staff coordination of a private driver or taxi when the listing offers private taxi. On a reasonable-efforts basis after GerBnB confirms a driver, GerBnB finds an option for the Guest's trip parameters, confirms basic trip details, and sends the Guest the driver's contact details so the Guest can finish the arrangement and pay the driver directly. Matching is not instant at checkout; "details to follow" is not a confirmed minute or vehicle.
Not included: operating the vehicle; acting as carrier; setting or collecting the ride fare; guaranteeing price, vehicle, or arrival time; liability for driver performance, cancellations, or Guest–driver disputes. Listing or checkout taxi fares are indicative only and may change. The fee is a matching and coordination fee only. Taxi matching cannot be selected with host pickup.
(d) Host pickup. Where offered on the listing: optional one-way or round-trip pickup from the nearest station or asphalt road (see Getting to the camp). The guest price is shown on the listing and at checkout; the Host receives the Host's set pickup amount in cash. May be selected with Arrange myself or Public transport info, never with Taxi matching. Host pickup is a Host service, not GerBnB carriage. Availability depends on the Host. Custom UB pickup (hotel, khoroo, or other point not listed) is out of scope unless separately agreed.
(e) Fees, deposit, rematch. Fees under (b) and (c) are paid to GerBnB in full as part of the deposit under §4.2. Host pickup under (d) forms part of the Booking Total: the Host's set pickup amount is part of the Host Price and the difference is part of the deposit. They are not ticket or ride prices. Informal shared or relative "gas-only" rides are not a checkout product and are not covered by these options.
If a Host cannot pick up or a matched driver cancels, GerBnB may, on a reasonable-efforts basis, help arrange an alternative. That alternative may be a different mode and a different price (for example host pickup replaced by private taxi). Rematch is not a promise that transport will be provided or that the Guest will arrive on time. Third-party transport remains between the Guest and that provider.
5. Guest terms
5.1. When you book, you enter an accommodation contract with the Host on the terms shown in the listing. You agree to pay the deposit at booking and to pay the Host Price directly to the Host at check-in.
5.2. You agree to: respect the Host, their family, their home, their customs, and their animals; follow the house conditions in the listing; and leave the ger in a reasonable condition. You are responsible for the conduct of anyone you bring with you.
5.3. Remote-travel acknowledgement. You understand that stays take place in remote rural locations. See §9.2 — you voluntarily assume the inherent risks of such travel.
5.4. You may not use the Platform to make speculative, false, or fraudulent bookings, or to arrange any booking that circumvents the Platform to avoid our service fee.
6. Host terms
6.1. Eligibility. You confirm that you are entitled to host Guests at the ger/camp you list, that your listing is accurate and not misleading, and that your pricing, location, photographs, and house conditions are correct and current.
6.2. You are the provider. You are the provider of the accommodation and the "seller" of the stay. You are responsible for the stay, for the safety and accuracy of your listing, for disclosing any material hazards, and for complying with applicable local rules.
6.3. Location confirmation. You agree that GerBnB may contact you 48–72 hours before arrival to confirm your camp's exact location, that you will inform GerBnB promptly if you must move or cannot host a confirmed Guest, and that exact coordinates may be shared with the Guest through the Platform about 48 hours before arrival.
6.4. You collect the Host Price directly — GerBnB does not pay it out. You receive the Host Price directly from the Guest at check-in, in cash or another method you arrange. GerBnB does not collect, hold, escrow, or pay out the Host Price. You authorise GerBnB to keep the deposit as its service fee, except that where a Guest forfeits the deposit by cancelling late or not showing up under §7.3 (including a late booking cancelled by the Guest under §7.3a), GerBnB pays it to you after the scheduled check-in date, to the payout details you have given us, less any payment-provider fee charged on it. You are responsible for providing accurate identity and listing details and for any tax on the amounts you receive.
6.5. Host cancellations are governed by §7.4 and may lead to suspension for repeated occurrences.
7. Cancellations and refunds
7.1. What can be refunded. The only payment GerBnB collects is the deposit. The Host Price is paid directly to the Host at check-in and is never held by GerBnB, so any refund by GerBnB relates only to the deposit. If a stay does not proceed, the Guest simply does not pay the Host Price to the Host.
7.2. Full deposit refund on a Host or access issue. The Guest receives a full refund of the deposit if: the Host cancels; the Host is absent at the agreed time; the Host fails to confirm the location under §3.3; the camp has moved so that the Guest cannot reasonably reach it; or severe weather, impassable roads, natural disaster, or other force majeure prevents the stay. Late bookings under §7.3a are an exception when the Host does not respond within the approval window.
7.3. Guest cancellation.
- 48 hours or more before check-in: full refund of the deposit.
- Less than 48 hours before check-in, or no-show: the deposit is not refunded, and GerBnB pays it to the Host under §6.4 to compensate for holding the date.
7.3a. Late bookings (check-in within 48 hours of booking). You may book with check-in less than 48 hours away. Before you pay, the Platform warns you that Host approval is not guaranteed. If the Host does not approve within the approval window, the deposit is not refunded and GerBnB keeps it. Guest cancellation of a late booking follows §7.3 (no refund; GerBnB pays the deposit to the Host under §6.4). If the Host actively declines or cancels after approving, §7.2 and §7.4 still apply and the deposit is refunded. Before booking late, you may contact support (email, phone, or the optional in-app Support chat when analytics cookies are accepted); we will try to help, with no guarantee of a stay.
7.4. Host cancellation. If the Host cancels or the situations in §7.2 apply, the Guest receives a full deposit refund and, where possible, help finding an alternative. Repeated Host cancellations may lead to removal from the Platform.
7.5. How to request and timing. To cancel, use the cancellation function in your account. Deposit refund timing depends on your bank and payment method and is typically 14 business days.
7.6. Nothing in this section limits any non-waivable refund or remedy right a Guest has under the Mongolian Law on Consumer Protection.
8. Acceptable use and content
8.1. You agree not to: break any law; post false, misleading, infringing, or harmful content; harass or endanger any person; introduce malware; scrape or misuse the Platform; or circumvent payment or the service fee.
8.2. Your content. You keep ownership of the text, photos, and other content you submit. You grant GerBnB a worldwide, non-exclusive, royalty-free licence to host, display, and use that content to operate and promote the Platform. You confirm you have the rights to grant this licence.
8.3. Our content. The Platform, its software, design, and trademarks belong to GerBnB or its licensors. You may not copy or reuse them without permission.
8.4. We may remove content or listings that breach these Terms, and we may moderate the Platform, but we are not obliged to monitor all content.
9. Disclaimers and limitation of liability
9.1. Intermediary only. GerBnB provides the Platform; the Hosts provide the stays. We do not guarantee the accuracy of any listing, the conduct of any Host or Guest, or the condition, quality, or safety of any ger or location, although we take reasonable steps to vet Hosts. The Platform is provided "as is" and "as available" to the maximum extent permitted by law.
9.2. Assumption of risk — remote stays. You acknowledge that stays take place in remote rural and steppe locations and may involve inherent risks, including: livestock and animals (including horses); severe or sudden weather; limited or no mobile-phone coverage; long distances from medical facilities, pharmacies, and emergency services; unpaved or impassable roads; and reliance on the Host for local guidance. You voluntarily assume these risks for yourself and anyone you bring with you.
9.3. No insurance. GerBnB does not provide travel, accident, health, property, or liability insurance, and there is no guest-protection, host-guarantee, or compensation programme. We strongly recommend that Guests obtain their own travel and medical insurance before travelling.
9.4. Direct payment to the Host. The Host Price is paid directly between Guest and Host, outside the Platform. GerBnB is not responsible for that payment or for any dispute about it (including amounts, cash handling, or change), except for refunding the deposit or paying a forfeited deposit to the Host as set out in §6.4 and §7.
9.5. Limitation of liability. To the maximum extent permitted by applicable law, GerBnB is not liable for any indirect, incidental, or consequential loss, or for the acts or omissions of any Host or Guest. Our total aggregate liability for any claim relating to a booking will not exceed the total amount the Guest paid to GerBnB for that booking (i.e. the deposit).
9.6. Consumer rights preserved. Nothing in §9 excludes or limits liability that cannot be excluded under Mongolian law, including mandatory consumer-protection rights or liability for death or personal injury caused by our own gross negligence or wilful misconduct.
9.7. Indemnity. You agree to indemnify GerBnB against claims, losses, and reasonable costs arising from your breach of these Terms or your misuse of the Platform, to the extent permitted by law.
10. Suspension and termination
10.1. You may close your account at any time. Bookings already confirmed remain subject to §7.
10.2. We may suspend or terminate your access if you breach these Terms, create risk or legal exposure for us or others, or if required by law. Where reasonable, we will give notice. Sums already due (including deposit refunds owed to Guests) remain payable.
11. Governing law and disputes
11.1. These Terms are governed by the laws of Mongolia.
11.2. The parties will try to resolve any dispute amicably first. If they cannot, the dispute will be submitted to the competent courts of Mongolia.
12. Changes, contact, and general terms
12.1. We may update these Terms. We will post the new version with a new effective date and, for material changes, give reasonable notice. Continued use after changes take effect means you accept them.
12.2. Contact: contact@mail.gerbnb.mn · +976 94012654 · Ulaanbaatar, HUD 18 khoroo, 221, 17041, Mongolia. Customer support may also be offered through the optional in-app Support chat (provided via PostHog when you accept analytics cookies); email support@mail.gerbnb.mn remains available.
12.3. If any provision is found invalid, the rest remains in force. These Terms, the Privacy Policy, and the Cookie & Consent Notice are the entire agreement between you and us about the Platform. We may assign these Terms to a successor of our business; you may not assign yours without our consent.
